How do I determine which vendor to assign on work orders?

There are a number of tools that assist you in determining which vendor should be assigned to a work order.

Services agreement

When there is a services agreement covering the unit or property, a popup displays advising you that the unit has a services agreement. Units and properties are on services agreements in a number of scenarios, such as when there is a home warranty, or when a specific vendor (perhaps your own handyman) triages all work before it's assigned to a trade.

Preferred vendors

In each unit and property, in the Maintenance view, you can assign a preferred vendor for each type of work. This may be your own selection, the owner's preference, or some other factor. When creating the work order, the preferred vendors display.

Vendor suitability

In the work order, select the Search Vendors icon to display and search your vendor list. Each vendor has a rank indicator showing their rank. Select this icon to display a summary of vendor suitability, including their time performance, budget performance, experiences rating, industry/profession, service conditions, service area, and service ZIPs. Quote requests

If the work was set up for a competitive quote using the quote request system, the work order is assigned to the vendor to whom you awarded the work. Awarding work from quotes is another topic, covered in detail in other articles.
