Preview your application from a tenant’s perspective through the RP Listing-> Chart of Listings-> Active Only screen. Open any active listing’s master view screen, and click “View as Tenant,” to open that listing’s detail view. (Figure 62) Click on the "Apply to Rent Online" button at the top of the window.
If you have enabled Online Payments and Online Applications options, you will see an “Apply to Rent Online” button displayed in the detail view window. Click on this button to preview your application and make sure everything looks okay. Complete a test application so you are familiar with the process that prospective tenants will go through.
The application cost displayed on the online application is based on the “application fee” field from individual listings. If you have entered information into the individual application fee field in your listing, the individual fee will be the default entry. If you do not have information entered into the “individual fee” field, the system will insert the “standard application fee” in its place.
If you choose to include the security deposit as an application deposit, the fee entered in the “security deposit” listing field will be added to the application fee.
You may elect not to charge an application fee. If the listing’s application fee fields are zero, the system automatically switches to free application mode. In free mode, the application is complete after it is submitted; there is no prompt to submit a payment. Online Apps Notification must be enabled in your System Preferences in order to receive email notification for unpaid/free applications.
The Online Applications feature integrates with the HomeRentals.net Online Payments feature (in conjunction with PayPal) to allow you to charge and collect application fees. Prospective tenants do not need to have a PayPal account in order to submit payment by credit card; but will be required to set up a PayPal account if they prefer to submit payment using the electronic check option. Payments are credited to your PayPal account and you will need to transfer the application funds from your PayPal account to your trust or operating account. |
