Before your tenants can submit payments online, you must make sure their accounts are properly configured. Please refer to the “Managing RP Management System Profile Lists: Edit a Profile” section of this guide for more information about profile authorizations.
When a tenant submits a rent payment through the Online Payments system, the total amount of due will be the total of the amount displayed on their most recently approved statement plus the convenience fee you have configured. You should post statements after assessing rents to make sure the rent amount is accurate.
If a tenant chooses to set up the “auto-pay” options, the auto payment amount will be the rent amount that is entered in their lease (not the amount displayed on their statement). A tenant using “auto-pay” can make up any shortfalls between monthly rent and actual amount due. After you credit their recurring rent to their account in PROMAS, you can post the statement with the remaining balance due. Then, your tenant can use the “Pay Rent” option in their online account to pay remaining balance online. This procedure would apply if the tenant has additional fees such as late fees, repairs, etc.
After you have published tenant statements from PROMAS and approved them in HomeRentals.net, use the RP Management->Tenants->Statements->Email Notification option to let your tenants know when they should log on to their account and pay their rent. They will use the “Pay Rent” option in their online account to submit payment. Your tenants will log on to their accounts through MyRentalHome.com or your company’s PM Website.
You can disallow the payment options for specific tenants by removing their Online Payments authorization in their RP Management profile. Please refer to the “Managing RP Management System Profile Lists: Edit a Profile” section of this guide for more information about profile authorizations.
A tenant can also be restricted from making online payments by setting the "No Payments" flag in their PROMAS profile. When you synchronize profiles, the No Payments status will be inherited from PROMAS and the tenant will not be able to make online payments. |
